Maybe some of the Floridians on the list could guide me in my search for a new home. I am interested in relocating to the Florida coastline somewhere between New Port Richey and Punta Gorda on the West coast or between Sebastian and Stuart on the East Coast. Preferably I would like to be in an airpark within 10 miles of the coastline but on the water within 10 miles of a GA friendly airport would do. My wife wants to be close to shopping and all the necessities. Unfortunately Stuart wanted $680 per month to rent a hangar and that is not in my budget. Vero does not seem very friendly in that they tell me I can not keep anything in the hangar except the plane. Ft Pierce only had common hangar space. Clearwater and St. Pete do not seem to be options either. Venice said just the plane and some tools to maintain it.
I'll be leaving New York after New Years with my camper to make another road trip in search of the perfect place and would appreciate any input you all have about your airpark or airports that you rent hangar space at. I know I can not see it all in one or two trips but can you suggest what places I should not miss.

Leward Air Ranch, S.E of Ocala. Does not meet the “distance to water” criteria but it has a lot of RV activity and a nice grass runway.

I live in St Pete and am also a realtor. SPG is nice airport, however, I do not think that there are any hangers at this time. I think that the cheapest hanger might be Brooksville, but that would not meet your time to coastline and shopping and location.
Hidden lakes is a private airpark. Do not know much more than that out it.

Check out New Smyrna Beach on the east coast. Two airparks in the immediate area. Spruce Creek is one of the premier airparks in the country and EAA Chapter 288 is a great chapter. Massey Airpark in Edgewater is nice as well. I lease a nice T-Hangar at the New Smyrna Beach airport (KEVB) for $338 per month. Airplanes being built in hangars here. Very close to the water. Orlando is about an hour away for serious shopping. Port Orange and Daytona Beach are 20 minutes away. I live two blocks from the beach and about 4 blocks from the intercoastal. I can ride my bicycle to the airport in 20 minutes or drive in ten minutes. I love it here. Stop in and see us.

Bob,
I suggest that you consider Spruce Creek Flyin, a suburb of Daytona Florida. I have a condo there and spend my winters there . The year around weather there is cooler in the summer and warm enough in the winter. Spruce Creek Flyin is on the west side of Daytona. It was a WW2 air base with excellent runways and facilities, and very friendly people. I suggest that you contact Anne Busse-Gandt, a scrupulously honest real estate person (at) 888 398 6105.. I have nothing to gain financeally from this information. I own a condo at Spruce Creek, and I spend my winters their. Good Luck.

You will need to check with Sheltair. Historicaly they have not been too flexable but they have built a lot of new T-hangars in the past couple of years on the north side and most are emty so they are willing to deal a bit.

Hidden Lake airpark (FA40) fits your criteria Bob:
It is about 3 miles from New Port Richey with all big city amenities quite
close by. Also, the gulf coast is only 4-5 miles west. Although I don't
own a home there, I know the place very well. I spent many nights and
weekends at a rented hangar finishing my RV-6A there over 5 years. They
have a 4000+ foot long runway, 50 feet wide, that's paved, lighted and has
VASI on both ends. The only downside is that the development was built in a
heavily wooded area and there is not much in the way of options (except
landing in the trees or the lake) should one botch a landing or have an
engine failure on takeoff.
All housing on the east side of Runway 5/23 was developed to include a
hangar and all the roadways on that side are built to accommodate taxiing
aircraft. There are quite a few houses on the west side of the airport as
well but only the ones adjacent to the runway have hangars, the remainder do
not have the accommodations needed for taxiing aircraft (roads too narrow,
mailboxes too high, other obstructions). A friend has a couple acres on the
west side adjacent to the runway for sale if you'd like to build a new home
and hangar, last I heard he was asking $270,000.00 for the land.
As of last week there were also at least two homes for sale on the west
side, not adjacent to the runway, the prices are fairly reasonable and
include acerage but, you would have to rent one of the hangars at the north
end of the field if you bought one of these homes. My hangar rent started
out at $225 per month and rose to $295.00/mo where it was when I moved out
one year ago. Since aviation activity has been adversely affected the last
couple years, hangar availability there has been better than during
2000-2007 and prices have been stable or even dropping a little, just FYI.
Housing on the east side (where you can have the airplane at your own hangar
at your house) does occasionally come up for sale but the prices are
predictably higher. Art Michaud used to sell real estate at Hidden Lake and
can be reached at 727-455-6173 (c) or 727-844-3447 (h). I'm not sure if he
still does real estate there or not because he recently bought a propeller
shop and has been spending lots of time there now. But....he would be able
to put you in touch with someone who could help. Also, the homes there do
get listed in the area MLS book so any local realtor might be able to tell
you what's available. The airpark is 3 miles east of US Hwy 19 on the north
side of Ridge Road in New Port Richey Fl (35654). Good luck
